Advertising is classified as either lead generation or branding.
- The goal of lead generation ads is to drive traffic to your site and get users to fill out the lead contact form. The price for this advertising is variable. It depends on how much you want to spend and how many leads you want to receive. Leads are either Buyer or Seller. Buyer leads are leads that are looking to buy a house. Seller leads are leads that are looking to sell their house.
- The goal of branding ads is to bring people back to your site and increase awareness of your product or service to site visitors and leads. The price for CINC branded remarketing is flat, rather than variable.

Should I do Google, Should I do Facebook?
We recommend a mix of Google, Facebook and ListCast. The dollar amounts are up to you based on your lead generation needs. Below is an ideal mix for an average team account that wants both buyer and seller leads. If they have many agents that need leads, the dollar amount should be higher. If it is a small team, the number could be smaller.
We recommend that clients with an average sized team start with $300 on Google, $100 on Facebook, and $100 on ListCast. Google generally has more “Now” leads because potential homebuyers are actively searching for homes. Facebook has more long-term leads, but the contact information is more accurate. The cost per lead on Facebook is also generally lower. By starting with a mix, but focusing more of your money on immediate leads, you should get a sale sooner while building your pipeline for future success.
If you want to increase your lead flow, you can boost either Google or Facebook, but it is good to keep your lead flow diversified between the two lead sources.
Seller leads generally take a longer time to convert than buyer leads. If you are interested in seller leads, we suggest waiting a couple months to start seller leads, and to maintain a mix between buyer and seller, with the majority of your spend always being focused on buyer.
